Buying a home in Italy often requires a Mutuo Ipotecario (mortgage loan). A bank finances the purchase, construction, or renovation of a property, and the borrower repays the amount through regular instalments plus interest. Mortgage terms commonly range from 5 to 30 years. How the process generally works
1-Financial assessment
Generally, banks may finance up to around 80% of the property’s assessed value, although individual banks may offer different conditions and may require additional guarantees for higher financing
2-Loan amount
Bank, after evaluation of your ability to pay back the loan amount against your mortgage bank may approve 80 % loan amount, in some cases more than this ratio but depend upon other factors as will on that time but the client should has 20 % equity ratio for the process and other expenses
3-Property valuation (Perizia)
The bank normally appoints an independent expert to assess the property’s value. The valuation can differ from the property’s purchase price.
4-Interest rate
The mortgage may have a fixed or variable interest rate. The interest rate affects the monthly instalment and the total cost of the loan.
5-Notary and mortgage registration
The mortgage is secured by a legal charge (ipoteca) on the property. If the borrower does not repay the loan, the bank has rights connected with that security.
6-First-home benefits
Eligible buyers may benefit from the “Prima Casa” tax regime. The exact requirements and taxes depend on the circumstances of the purchase.
Important: Before applying, consider not only the monthly mortgage instalment but also your other expenses, insurance, taxes, notary costs and possible changes in income. Banca d’Italia notes that, as a general rule of prudence, the instalment should not exceed about one-third of disposable income.
